 | The Farm Mid Devon was nominated by the Council For The Protection of Rural England (CPRE) as one of the only 2 rural areas in England which are still truly rural and unspoilt. Lower Upcott Farm is well off the beaten track and certainly lives up to this acclaim. The farm is set among one of the most beautiful and unspoilt areas of Devon countryside and contains 45 acres of traditional farmland with fields, woods and ponds teeming with wildlife, which both you and your children are free to explore. We can offer you a truly rural experience and with the land being worked predominantly by shire horses, you may be forgiven for thinking that you have gone 60 years back in time. The land has so much to offer , whether its an abundance of wildflowers (including orchids and many other rare flowers) in Spring, charcoal burning or haymaking with horses in Summer, the turning of the leaf colour in autumn, or the beauty of the frosts on the ponds in winter. We want everyone who visits to have an enjoyable and memorable stay and we welcome you and your children’s involvement in day to day activities such as feeding the animals, collecting chicken eggs, brushing the shire horses, etc.

AccommodationThe accomodation is in the main medieval farmhouse, which is spacious yet cosy. So whether you come as part of a larger group, or just as a couple, you will feel equally at home. We wish to emphasize that this is the only holiday let on the farm - we are not a complex of holiday lets. This way we can look after you better and give you a proper farm experience. The accommodation consists of : Downstairs The accommodation is in the main post medieval farmhouse and consists of: A kitchen /diner with large table, oven and hob, fridge, dishwasher and microwave.

A large lounge with large inglenook fireplace and open fire, settees ( including a sofa bed to sleep 2 if the bedroom arrangements do not suit), chairs and CD, colour tv and video. 

Hallway into house with room for wellies and coats and an extra fridge/freezer. There is a toilet / wash basin adjoining this room. Utility room with a washing machine, tumble drier, cupboard space and room for ironing, etc. This room is shared with us although we access it through a different door from you. There is a lock between your lounge area and this room so that you can retain your privacy.
Upstairs Two oak staircases lead up to the rooms above. Staircase 1 leads up to a landing going into: Bedroom 1 with double bed Bedroom 2 with double bed and a single bed (sleeps 3). 
Bathroom 1 with shower, toilet and hand basin. 
Staircase 2 leads up to a landing going into:
Bedroom 3 with twin bed and a bunk bed. 
Bathroom 2 with bath, toilet, shower and hand basin.
Linen, heating, electricity and logs for the fire are all inclusive of the price. The house is centrally heated throughout.

Lower Upcott – Booking Conditions The contract for short-term rental is between Ben May as owner and the person making the booking (over 18years) in acceptance on behalf of everyone in the party, and becomes operative once payment has been received and confirmation sent. PAYMENT – a non-refundable deposit of one third of the rental is payable at the time of booking, receipt of which should be within 7 days of provisional booking being made. The balance is payable 4 weeks prior to arrival. If booking is made within 4 weeks of the arrival date then full payment is due at the outset. Payment by credit card or cheque should be made to Lower Upcott Farm. CANCELLATION – for whatever reason, must be made in writing by the person making the booking and signing the booking form. Upon its receipt we will make a refund less the non-refundable deposit or equivalent for bookings made within 4 weeks of arrival. Should the accommodation not be re-let then the cost is not refundable, and it is very strongly recommended that, in your own interests, adequate and appropriate insurance cover is arranged. HIRE PERIOD – from 3pm on day of arrival until 10am on day of departure; any variation must be by prior agreement and arrangement. OCCUPANCY – must not exceed maximum stated on the brochure/website. COMPLAINTS – dissatisfaction of any sort must be made known immediately, to allow every reasonable opportunity to rectify matters and redress any untoward situation or occurrence. No complaints or grievances can be considered after departure or period of rental. BREAKAGES/DAMAGE – must be paid for. Every care and consideration must be taken of the property and its fixtures, fittings and furnishings, which should be left in the same tidy and clean condition upon departure as they are on arrival. PETS – up to two dogs per property by prior arrangement only. Other animals or birds are not permitted. Dogs must not be allowed on the furniture or left unattended in the cottage. Please provide their own bedding, rugs and towels. RIGHTS – the owners reserve the right to refuse any booking and if deemed necessary, in exceptional circumstances to alter, modify or cancel arrangements made. LIABILITY – No responsibility can be accepted for accident, loss, damage, expense or inconvenience to or of persons, property, vehicles or contents of vehicles, in respect of or belonging to any member of the party or visitor, arising directly or indirectly from the property, utilities or weather.
